It is 12th Avenue South, not 12th Ave. North. There is a grassy, irrigated St. Augustine lawn to rig on next to the parking lot, which is why this is the good spot to sail at in Jax Beach. If this lot is full, the next one to the south has some grass as well but more dog poop. The midrise condos would make this spot bad for offshore winds - Huguenot would be better.
