This is the site of the Pilgrim's first encounter with the Native Americans. It's also the site of a huge beach, with excellent sailing possibilities.
The tide goes out like half a mile, offering a huge expanse of shallow water for beginners to learn to kite, and plenty of space to set up your gear. You should walk North to get away from any crowd that might be there.
Any wind with a West component will do, and all that fetch across Mass Bay can produce some good wave action. When the wind is too light for regular kiteboarding, the huge flats at low tide are excellent for kite-skimboarding, which is a total riot (and a good way to get road rash).
There is a large parking lot, with a parking fee in season.
