Great location when winds are southerly. Wind here is often light in the summer but picks up in the fall to 15-20mph several days a week. Nice sandy beach to launch from with plenty of space. The beach is far enough west so that you can sail out into the main lake in about a minute and enjoy bigger waves and stronger wind. Site is also very accessible. You can drive right down to the beach to unload and rig up and then go park in the lot by the arena. This spot is also nice because it's completely outside of any traffic zones, unlike the downtown burlington waterfront where there are sailboats and ferries going back and forth all the time. This beach is also much less busy and receives better wind than North Beach.
